Plan modifications

Make the plan yours.

Start from the Birchwood 2110, or from an ADU or barndominium idea, and tell us what you'd change. We'll reply with what's practical, what else it affects, and a written quote before any drafting starts.

Common requests

Changes people ask about.

These are examples, not a menu. If it's reasonable, it's worth asking.

Mirror the plan

Flip it left to right to suit your lot, your views or the sun.

Garage changes

A side-load entry, a deeper bay or a different stall layout.

Room sizes

Stretch a bedroom, widen a hallway or rework a closet.

Add or remove a room

A home office, a fourth bedroom, or one less space to heat.

Foundation

A walkout or look-out basement, a crawlspace or a slab, depending on your site.

Porches and decks

A covered front porch, a screened room or a back deck.

Windows and ceilings

Bigger windows, different sizes or taller ceilings.

Northern Minnesota

Changes for Climate Zone 7 insulation and deeper frost footings.

Some changes reach the structure.

Removing a bearing wall, opening up a long span, adding a walkout or putting a heavier load on the roof can mean a licensed engineer needs to look at it. We'll flag the ones we can spot before you commit, so they're part of the plan from the start.

How a modification works

Tell us what to change.

  1. Send your request

The starting plan, what you'd change and where you're building.

  2. We review it

We reply with what's practical, what each change affects, and a written quote.

  3. You approve

Nothing starts until you say yes.

  4. We draft, you review

You see the revised sheets before the set is final.

Bringing plans you bought elsewhere? Make sure your license lets you modify them.

The more detail, the better the quote.
